Here are the answers to some common questions about getting started.

What do I need to start building?

At a minimum you need to obtain Building Approval from a private certifier to start construction. They require a set of architectural and structural drawings outlining the building and including information describing how the design satisfies the relevant regulations. 

What other costs might be involved?

There are a number of other consultants that will be required before building approval can be issued, such as:

  • Surveyor - if building near the boundary it is important to get the building location accurate

  • Soil test

  • Structural engineer's drawings

  • Private Certifier

  • Energy efficiency report

  • Any Council approvals required (Development Approval/Relaxations)

  • Town Planning advice

Are architects expensive?

No, not always. Full service can take a long time and is therefore more expensive, however most clients choose to only get a concept design and approval drawings. If you have experience building a house, this can be a cost-effective option. 

When would I need Full Service?

Full service includes Approval drawings, Construction drawings and also Contract Administration during the building process. This is usually recommended for Commercial works, or for high end residential projects. It can also be helpful to have someone qualified to inspect the works during construction if you don't have the time or experience to do so.
